THE ONE AT COLUMBIA

The One at Columbia will open in the Fall of 2025 and is exceptionally located 15 miles from Downtown and the University of South Carolina in Northeast Columbia, South Carolina. The neighborhood is home to the P.B. Dye designed golf course The Spur at Northwoods, the destination shopping and entertainment district Village at Sandhill, and the 1,419-acre Sesquicentennial State Park. The Project is ideally located within 3 miles of many everyday conveniences such as a Target Department Store, Publix Super Market, Starbucks Coffee Shop, and Orangetheory Fitness Center among many others.

Scout Motors, a VW Group-backed EV company recently announced its plans to develop a $2 billion factory capable of producing 200,000 electric vehicles a year. The development broke ground in mid-2023 in Blythewood just 15 minutes from the Project and is expected to create about 4,000 jobs. A major economic impact driver of the Columbia market, Fort Jackson, sits on 52,000 acres adjacent to the Project and supports 20,000 jobs. It is estimated that Fort Jackson contributes over $2.3 billion annually to the Columbia market yearly. The other employment drivers in the market are the University of South Carolina, BlueCross BlueShield, Prisma Health, and First Citizens Bank.

The population within a 10-mile radius of the Project is forecast to surpass 229,728 residents by 2028. The median household income within the TMA is projected to reach $78,256 by 2028, a 15.7% increase from 2023. 32% of housing units within the TMA are renter occupied.

The One at Columbia is situated on 22.3 acres of land, consists of 392,202 leasable square feet, and will provide unmatched amenities, including a fitness and yoga studio, resort-style pool, dog park, pool cabana, golf simulator, and sauna. The One at Columbia offers a diverse unit mix of 126 one-bedroom units, 180 two-bedroom units, and 54 three-bedroom units ranging from 886 to 1,338 square feet.
