The One at Ooltewah will open in the Fall of 2026 and located in the Ooltewah submarket of the Chattanooga, TN MSA with excellent Interstate exposure and access. The site is located along I-75 at Exit 11, which serves as the fastest growing area in Hamilton County. The area features many shopping centers, highly ranked schools, and easy access to major employment nodes across the metro. Also, Amazon and Volkswagen have a strong presence in the submarket. Collectively, these companies employ close to 6,000 people in the area. New commercial developments in the immediate proximity include Publix, Walmart, Medical, Assisted Living, Hospitality, Restaurants and Mixed-Use Commercial. Chattanooga was recently ranked number one for Employment Outlook by Forbes magazine, in part due to its proximity to the high growth metros of Atlanta and Nashville.

The Ooltewah market benefits from strong demand drivers, fueled by major employers in the region providing stability and growth. Volkswagen Group of America, located nearby, employs over 4,000 workers at its Chattanooga manufacturing plant, driving demand for quality housing. Amazon also operates a regional fulfillment center with approximately 2,000 employees, adding to the market’s economic vitality.
